Did that phone call cost you $400.00? What do I mean?

If you are planning to buy a house (or commercial building or land) and you are pre-approved for a mortgage loan, you will receive your choice of a free one-year home warranty or a Lowe's gift card valued at $400.00
on properties that sell for $85,000 or more.

You will, that is, if you call Michael Dixon Realty. If you called another company you did not get the same offer. I am the only Realtor in the Americus area who voluntarily gives you a home warranty or a gift card. 

It's my way of saying "thanks" for being pre-approved for your financing. Bring me a copy of your pre-approval letter from your lender, and you'll get your choice of a warranty or gift card at closing.

The home warranty covers the main systems of your home -- electrical, plumbing, roof, AC, etc. -- for your first year of ownership. If you prefer, take the gift card and buy something nice for your new home at Lowe's.

Why get pre-approved for your financng? It lets sellers know you have made arrangements for your mortgage loan, and will not tie up the seller's property in a contract that falls apart because you cannot get financing. 

It saves everyone's time, including your own. You must get approved for a loan anyway, so why not take care of it up front? It will give you an advantage over other buyers who haven't been pre-approved because sellers will be more inclined to accept an offer from you.

EVERY property is "For Sale by Owner"

We see a lot of "For Sale by Owner" signs these days. You can't blame owners for wanting to "save" the real estate commission. Yet in many cases, a commission could turn out to be the best money an owner could spend.

More about that later. First, a few words about Fzz-bos, or For Sale by Owners. Come to think of it, every property is for sale by its owner. The owner is the only one who can sell his or her real estate. Realtors "market" real estate, but we don't actually "sell" it. 

This means the owner is always in charge of what happens in a real estate transaction. The Realtor can help in a number of ways, but the Realtor works for the owner. 

Statistics tell us that about 85 percent of sold real estate is sold through a broker. This includes many properties that were first marketed by the owner. For various reasons, the owner eventually turns the marketing chores over to a Realtor. 

Statistics also tell us that about 75 percent of people looking to buy real estate begin their search on the Internet, where they find web sites like this one.
